Fourth floor at last!

Yes we’ve finally made it to the fourth floor on buiding 10!  The framers have been very busy framing the apartments at the top, and also are starting to set roof trusses.  We should have a real roof by the first week in October!

Third floor and climbing!

We are getting the apartments framed on the third floor now.  It is really starting to take shape.  The plumber and heating contractors are also busy at work inside, getting the fitness center and the second floor completed for mechanicals.  As soon as the plywood goes on the fourth floor, they will move on up to the third floor and start plumbing there!

We put in the main stairs for the clubkhouse too.  There are two sets: this is the right side, the left is the same.  They are both solid Oak stairs and will have oak railing with wraught iron spindles.  Things are moving along in there.  The electricians have been working hard to install al of the recessed and accent lighting, as well as the  phone and communication systems.  We are hoping to get into insulation and drywall very soon (by the end of September).

Steel phase is complete – wood, here we come!

We finally finished the steel portion of Building 10 yesterday, Aug 20.  It was topped off by a galvanized railing on the front of the building, which will frame out the front parapet walls on the balcony above the retail area.

The next phase is the concrete deck on the second floor.  We were able to pour the back portion two weeks ago, and start some of the apartments in the rear:

Meanwhile, the framers keep going.  As we poured more concrete, we were able to start more apartments.  Then Today, Aug 20, we poured the rest of the main deck.  We still have the balconies and porches to pour, but we are clear to continue with verticle contruction of the 2nd, 3rd, and fourth floor of apartments now.  Now we will really see results!

More Progress on Bldg 10

In the last couple weeks we have really progressed on the steel on building 10 and the clubhouse:

We have poured the lower and upper floor of concrete in the rear area (fitness center) of the building, and have even recieved interior panels for the fitness center.  We have also started fire proffing the steel and are installing the exterior wall studs.  We hope to be weathered in in two weeks.

 

In the front of the building. we have completed the main grids, and the crew is busy stuffing bolts and setting pour stops to prepare for the decking.  We expect to be decked b weeks end, and pour the floor by the middle of next week.  Meanwhile, we are already recieving 2nd floor apartment panel deliveries!  Things are really going to start to rise soon!

Retail Steel finally gets going

After spending a lot of time in the rear section of the building, we finally got the deck down, and are ready to por the slab in the fitness center area.  BUt even more importantly, we have moved out to the front of the building and are errecting steel in the retail section!  This is the larger portion of building 10, and the base for the apartment building to follow.  We are loking to complete steel on Building 10 by the end of July, and then start wood framing in August.

 Pretty cool huh?  We pour concrete next!

It’s coming along!

After many hurtles, we are again moving forward on steel erection at buliding 10.  We had to stop, regroup and make a few alterations to the walls and steel to get everything to fit just right, but we used the old adage “Adapt-overcome-improvise!”  We overcame the problems and now are back on track.  Steel will move forward at a much faster rate now!

 

We’re “Beaming” in Voorhees!

Things are looking up!  After a slow start, we are errecting the first beams on the clubhouse portion of building 10.  Construction should really start to pick up now!

Steel starts today!!

Yeayyy!  The steel errectors came today, bright and early on Monday morning, and started errecting the first columns on the clubhouse part of building 10.  So far so good, and no problems.  Hopefully we get some beams up tomorrow.

Construction 6-12-08

Here are some high pictures of the site.  If you click on each picture, you will see them larger.  As you can see, the lower parking lots are getting graded and ready for paving.  We are making great progress on foundations for building 9,10,12 & 13. 

This is building 13 (beyond the cars) with the lower parking lot and building 17 (Not one of ours) in the rear, and building 8 (belongs to IMC Construction) in the fore ground.

This is building 12 in the back and 9 in the front.

We are expecting steel to start Monday June 16.  We have been busy setting bearing plates and preparing beam pockets where necessary.

Also, we have been installing water meter vaults, and getting ready for site electric trenching.
